Planate Management Group (PMG) is a Service-Disabled Veteran-Owned Small Business (SDVOSB) headquartered in Alexandria, Virginia, and Orlando, Florida USA with technical support centers in South East Asia and East Africa, that provide program management and facilities engineering services worldwide. Planate is a small business provider of planning, design, infrastructure management, technical consulting, engineering, and construction management services in support of the US Department of Defense (DOD) and its Service (Army, Air Force, Navy, Marine Corps) missions, along with other US federal agencies, all over the world.
The Property and Real Estate Manager will be based in Palo Alto, CA and responsible for managing and planning building leases, maintenance and repairs at the VA Palo Alto Health Care System (VAPAHCS).
Key responsibilities:
- Provide daily oversight and enforcement of the lessor’s performance in meeting the terms and conditions of the lease
- Provide short-term planning and implementation of building management through a complex lease agreement
- Apply analytical and evaluative methods and techniques in the review of leases and guarantee reports and transactions that meet lease guidelines and financial objectives
- Serve as the primary point of contact with staff in VAPAHCS lease building regarding building management, maintenance, and repairs
- Regularly interact with VAPAHCS staff to assess the facility and service needs for prioritization, facilitate the meeting or exceeding of those priorities, and to assure that the procedures used to obtain services are responsive and customer-focused
- Compile an inventory of the VA Palo Alto Health Care System (VAPAHCS) revocable licenses, MOUs, and sharing agreements
- Gather information and update the VAPAHCS revocable licenses, MOUs, and sharing agreements on the real property trackers
- Prepare VAPAHCS revocable licenses, MOUs, sharing agreements, and out leases
- Manage all forms of real property agreements
- Conduct site assessment of underutilized spaces, including all tenant-occupied areas
- Monitor all underutilized spaces for space recovery
- Provide site access to contractors
- Perform other responsibilities as associated with this position as may be appropriate
Qualifications to be successful in the role:

Bachelor’s degree in Property Management, Business Administration, or a related field
- Minimum of seven (7) years of experience in the real property management of commercial, industrial, healthcare buildings, and lands
- Professional knowledge of the asset inventory system (i.e. Capital Asset Inventory), Fiscal procedures of monitoring, tracking, and verifying applicable lease fund control points (FCP)
- Professional knowledge of real property agreements, MOUs and licenses
- Expert knowledge of written and oral communication in order to develop detailed technical written documents in a clear, logical, and concise manner for presentations to key officials and a wide variety of audiences and purposes
- Able to read and interpret technical, legal, and engineering documents, maps, and architectural plans; investigate and report on land and real property, exercise sound judgment, evaluate land values, draw sound and logical conclusions from facts, obtain comprehensive facts
