About the Role
The Construction Manager is responsible for the new construction and maintenance of Starbird locations.On the company support side, this position works closely with the third party contractors and the internal Starbird team, providing support for new restaurant projects, remodels and maintenance projects. The position also supports our franchise expansion through the coaching and counseling of our franchisees to help them through the development process, create on-time openings, and ensure adherence to brand standards.This person will also provide support to our real estate team for new company locations with budgeting and other information necessary for feasibility of selected sites.
Responsibilities for Construction Manager
- Visit potential locations to assess existing conditions and verify space dimension as needed
- Conduct and/or review site survey information to determine scope of work required
- Assemble preliminary development budgets based on historical information and specific location needs
- Coordinate preliminary designs with architects, food service designers, and other parties required
- Manage review and approval of preliminary designs and budgets internal and external parties required
- Coordinate with real estate team and others to validate preliminary information required for internal approval of new locations
- Create final construction budgets and manage throughout the construction process to ensure projects come in under or at budgets
- Create construction schedules and GANTT charts, utilize Asana and other software to communicate progress and ensure timely completion of construction
- Work closely with Operations, Supply Chain, IT, and other departments to ensure inclusion throughout the design and construction process
- Supervise architects, engineers, consultants, and other outside partners required to conduct construction and maintenance
- Coach and counsel franchisees throughout the development process, including site selection support, construction support, and opening support
- Manage the construction pipeline, including managing all suppliers, identifying and approving new suppliers
- Manage the brand image requirements, prototypes, and other documents to support company and franchise growth
- Manage the maintenance and remodel of company restaurants, including special projects and rollouts
- Obtain necessary permits, approvals, and other regulatory prerequisites for company construction and maintenance
- Manage construction accounting for company new construction, remodel, and maintenance, including payment applications, lien and waiver compliance, capital tracking, and other required efforts
- Procure and analyze construction and other bids required for company construction, as well as periodic bidding from existing suppliers
- Perform periodic and final inspections of construction for company construction and maintenance as well as franchise construction
- All other support required for successful company and franchise new construction, and company maintenance and remodel projects
Qualifications for Construction Project Manager
- Bachelor's degree in construction or related field (or Comparable Experience)
- 5-7 years of experience in project management within construction, experience working with franchisees a plus
- Comfortable reading and understanding blueprints and drawings
- Proficient in Google software products, Asana, Adobe Acrobat, and general computer software. CAD knowledge a plus
- Demonstrated knowledge of construction, engineering, and architecture principles
- Ability to budget, schedule, negotiate, and control costs
- High degree of familiarity with contract and subcontract documents, terms, and conditions
- Strong leadership and management skills
- Ability to travel, with frequent local and air travel/hotel as required
